General Terms and Conditions (GTC) for the rental of private rooms in Austria
1. Scope of Application These Terms and Conditions apply to the rental of private rooms to guests by the landlord, as well as all related services and deliveries. By booking, the guest accepts these Terms and Conditions.
2. Conclusion of Contract An accommodation contract is concluded when the landlord confirms the booking (in writing, verbally, or electronically). Verbal side agreements are only binding if they have been confirmed in writing by the landlord.
3. Payment Terms: Unless otherwise agreed, the total amount is due in cash or in advance by bank transfer no later than the day of arrival. The landlord may request a deposit of up to 50% of the total amount. Failure to pay on time may result in the cancellation of the booking.
4. Cancellation conditions / withdrawal from the contract
- For bookings made through booking portals (e.g., Airbnb, Booking.com, etc.), the cancellation policies specified there apply exclusively. Guests are responsible for informing themselves about the applicable policies.
- For direct bookings (e.g. by phone, email or personal request to the landlord), the following cancellation conditions apply, unless otherwise agreed in writing: – Up to 14 days before arrival: free of charge – 13 to 7 days before arrival: 50% of the total price – From 6 days before arrival or in case of no-show: 90% of the total price
Cancellations must be made in writing (e.g., by email). Travel cancellation insurance is recommended.
5. Arrival and departure
- Arrival: from 3:00 PM
- Departure: until 10:00 a.m.
Early arrival or late departure is only possible by prior arrangement. Late departure may result in an additional charge of one day.
6. Use and Conduct The accommodation may only be used by the persons specified in the booking. Visits are permitted only with the prior consent of the landlord. The guest undertakes to treat the accommodation and its contents with care. Damage must be reported immediately. Smoking is not permitted indoors. Pets are only allowed by prior arrangement.
7. Liability and Damage The landlord is not liable for the guest's personal belongings unless the damage was caused by gross negligence or intent. The guest is liable for all damage caused by him, his fellow travelers, or visitors.
8. Data protection Personal data will be processed exclusively for the purpose of processing the reservation and will not be passed on to third parties unless there is a legal obligation to do so.
9. House Rules The guest agrees to comply with the house rules. In the event of serious violations (e.g., noise pollution, damage to furnishings, violation of the smoking ban), the landlord may terminate the tenancy without notice.
10. Final provisions
- Changes and additions to this contract must be made in writing.
- Austrian law applies.
- The place of jurisdiction is, to the extent permitted by law, the registered office of the lessor.
